The Big Picture
What is Dholera SIR?
Dholera Special Investment Region (SIR) is India’s first planned greenfield smart city — located approximately 100 km southwest of Ahmedabad in Gujarat. Spanning 920 sq. km. (bigger than Singapore), it is the flagship node of the Delhi-Mumbai Industrial Corridor (DMIC), developed by DICDL — a joint venture of Govt. of Gujarat (51%) and Govt. of India via NICDC (49%).
It is not a private township. It is not a speculative project. Dholera SIR is a publicly funded, government-planned and regulated development — making it one of the most credible real estate destinations in India. As of 2025, Phase 1 is 95% complete, the airport is operational, the expressway is done, and ₹2.5 lakh crore in mega investments are committed.

FAQs
What is Dholera SIR and who is developing it?
Dholera Special Investment Region is India’s first planned greenfield smart city, developed by DICDL — a joint venture between the Government of Gujarat (51%) and the Government of India via NICDC (49%). It is a flagship node of the Delhi-Mumbai Industrial Corridor (DMIC) — a joint India-Japan initiative. It is publicly funded, government-planned, and government-regulated — not a private developer’s project.
Is Dholera actually happening or is it still just a plan?
What is the TATA Electronics semiconductor project?
TATA Electronics is investing ₹91,000 crore to build India’s first semiconductor fabrication (FAB) facility in Dholera SIR. PM Modi laid the foundation stone. This project is transforming Dholera into India’s semiconductor capital and attracting the global electronics supply chain — Tokyo Electron (Japan), Fujifilm Electronics, Linde, and Intel have all confirmed presence in Dholera. Production begins in 2026, with 50,000+ direct and indirect jobs projected.
How far is Dholera from Ahmedabad?
Dholera SIR is approximately 100 km from Ahmedabad. With the 109 km, 6-lane Ahmedabad–Dholera Greenfield Expressway now operational, travel time is reduced to 35–45 minutes. The expressway is part of the Bharatmala Pariyojana national highway programme. Once the metro rail is operational, daily commuting between Ahmedabad and Dholera will be even more seamless.
